With over 25 years of building experience, we manage the construction process from start to finish, coordinating the different trades involved and keeping you informed throughout the build.
Every custom home project is different. We work from your architectural drawings and agreed specification, helping with the concept and managing the construction from the initial groundwork and foundations through to the main build and finishing stages.
Orvis Builders coordinates the specialist trades required throughout the project and provides a consistent point of contact as construction progresses.
Our custom home builds progress through six main stages: site preparation, substructure, shell stage, watertight stage, internal stage and completion.
If you already have architectural drawings in place, we are happy to work with your chosen architect. If you are at an earlier stage and do not yet have drawings, we also work closely with a trusted architect who can provide this service.
Having a clear set of drawings and specifications in place helps define the scope of the project and provides the information needed to plan and price the build accurately.
Before construction begins, we help coordinate the agreed plans, structural calculations, ground analysis and any biodiversity requirements or conditions specific to your planning permission. Our trusted team can manage these requirements, including the varied planning conditions that individual projects may involve.

With planning permission and the relevant conditions agreed, your home could be habitable within 6–8 months, depending on the complexity of the build.
Our involvement can begin at the concept stage, before work starts on site. Site preparation is the first stage of the physical build, with the project progressing through construction to completion and handover.
Ground conditions, material availability, the availability of skilled tradespeople, weather conditions and changes you request during the build can all affect the programme.
We price the build from drawings prepared by an architect and the agreed specification. The specification of the internal finishes is one of the factors that will affect the cost.
Planning permission will normally be required for the construction of a new home.
Orvis welcomes involvement at the concept stage. We can share our building experience and practical knowledge to help guide the design process and identify opportunities to save time, money and effort.
Our trusted architectural partner can develop the concept into drawings and documents that the other professionals involved can work from. Your architect is best placed to advise on what may be achievable on your site and how the design fits local planning requirements.
Agreed plans, structural calculations and ground analysis need to be in place, alongside any biodiversity requirements and planning conditions relevant to your project.
Orvis and our trusted team can coordinate these requirements. Utilities do not need to be connected before we start work on site; preparation for service connections forms part of the site preparation stage.
The advice we can provide at an early stage depends on the plot and its planning position. Custom home projects need individual consideration, so an architect is best placed to assess what may be achievable on the site.

We carry out a handover and prepare a snagging list with you, identifying any outstanding items for us to complete.
The building control body inspects the build at different stages. The warranty provider also carries out inspections at stages throughout construction.
